Rent Collection & Accounting Services

Rent collection is one of our primary property management functions and we make every effort to encourage tenants to pay on time. The majority of all problems can be solved with effective communication.

All accounting is done online through our secure web site. Rental Owners are given a logon and password to access their individual accounts where they can view/print their ledger and their tenant’s ledger. Rental Owners, can expect their distributions between the 10th and the 15th of each month. We are pleased to offer our clients the option of receiving their distributions via direct deposit.

Maintenance and Inspections

The upkeep of your investment is crucial to maintaining property value and rents.
Rincon Ventures has partnered with Rent Ready Repair, LLC. and can handle any maintenance issue that can and will arise.

  • Exterior and interior inspections periodically

Our goal is to keep your property occupied with well qualified tenants. On average, it takes between 30-60 days to attract and screen suitable tenants. Our aggressive leasing program is extremely effective in getting your property rented in a timely manner. We pride ourselves on our extensive tenant screening and credit investigation process.

Advertising & Pricing

We do extensive advertising and promotions to increase your property’s visibility in the marketplace by placing ads in several print and web media. Highly effective rental signs are placed on your property 30 days before it is vacated. We employ an aggressive internet marketing plan and place our ads on many high traffic sites, such as, craigslist, oodle, kajiji, hotpads, and AHRN.

We have two fees for single family/multifamily houses under four units. Our account setup of $275.00 is a one-time fee and covers sign placement, advertising, banking fees, and administration costs. We also have a monthly management fee of 7.5% or $75, whichever is greater. The monthly fee is only collected when the property is occupied with paying tenants. During vacancies, there is no monthly management fee. Please call for apartment management pricing.
